How Our Dubai Real Estate Rankings Work
Top Brokers is a comparison directory. Its broker and agency lists are ordered from recorded activity in the source data, not from subjective editorial scores.
What data is used?
Broker and agency records come from a public real estate directory feed. The UAE records include transaction activity, listings, service areas, languages and RERA or ORN identifiers when supplied. Broker transaction tables use the related public agent-report feed.
Dubai Land Department also publishes official real estate, broker and developer open data.
How are agents ranked?
Dubai agent lists first select active producers with recorded deals, then order that candidate set by the metric chosen on the page: highest or lowest transactions, or highest or lowest deal value. Area, language and service filters are applied to the same records.
How are agencies ranked?
Agency pages order firms by the metric named in the heading, normally recorded deals or agent headcount. A featured agency may appear before the ranked results. It is labelled “Featured” and excluded from the structured-data ranking.
How current is the information?
Live directory responses and rendered ranking pages are cached for up to 15 minutes for speed and stability. A corrected source record can therefore take one cache window to appear.
Scope and limitations
- Rankings are calculated within a candidate window of up to 2,000 records, not every licence ever issued.
- Non-UAE feeds do not currently include deal totals, so regional broker lists use listing count and regional agency lists use agent headcount.
- Missing values are not estimated. If a source omits a rating, review count, biography or transaction, the site does not invent one.
- Rank position is a comparison of recorded activity, not a guarantee of service quality or a recommendation to appoint a particular broker.
